Mortgage essentials

Know what you're choosing.

THE RATE

Fixed or adjustable?

A fixed rate keeps your scheduled principal and interest payment stable. An adjustable rate can change after its initial period.

THE TERM

15 or 30 years?

A shorter term generally means a higher monthly payment and less interest over time. Compare the actual offers, not just the term.

THE FULL PICTURE

More than principal & interest.

Property taxes and insurance matter too. Your total monthly housing cost may also include mortgage insurance and HOA dues.

A few good questions

Let's make
it clearer.

Is the calculator showing a real mortgage offer?

No. It uses your inputs to estimate payments for a fixed-rate, fully amortizing mortgage. The sample rate is illustrative. A lender's actual offer depends on your situation and its lending criteria.

Can my payment change with a fixed-rate mortgage?

Your scheduled principal and interest payment generally stays the same. Property taxes, insurance and other housing costs can change.

What should I compare besides the interest rate?

Compare lender fees, points, APR, the loan term, projected payments and closing costs. Loan Estimates help you review different offers consistently.

Does refinancing always save money?

No. Include closing costs and consider how long you expect to keep the loan. A lower monthly payment can also come from extending the term, which may increase total interest.
